Housing prices in Estonia continued to rise in 2024

According to Statistics Estonia, the housing price index increased by an average of 6.1% in 2024 compared to the average in 2023. In the last quarter of the year, the index increased by 3.6% compared to the same period in 2023, but decreased by 0.7% compared to the third quarter of 2024.
“Last year, apartment prices rose by 6.1%, and the prices of detached houses by 6.2%,” says Märt Umbleja, Chief Analyst at Statistics Finland.
In the last quarter of 2024 (October–December), the housing price index increased by 3.6% compared to the same period in 2023. Housing prices increased by 2.1%, while prices for single-family homes increased by 7.5%. “The index continued its downward trend for the second quarter in a row. Compared to the third quarter of 2024, housing prices decreased by 1.3%, but prices for single-family homes increased by 0.9%,” Umbleja notes.
At the end of 2024, the most money was made in housing transactions
In monetary terms, the volume of housing transactions in the last quarter of the year was higher than in the third quarter of the year, or the last quarter of 2023. The housing price index describes changes in the square-meter prices paid by households, and is calculated both for apartments and single-family houses (detached houses, semi-detached houses, and terraced houses). The price paid for single-family houses was almost five% (4.2%) more than in 2023.
