Ülemiste Spa to Open in Autumn 2028

SPA Tours, which operates Ring Spa in Tallinn’s Õismäe district as well as three spa hotels in Viimsi, Saaremaa and Narva-Jõesuu, is partnering with the Ülemiste City development company to build a new spa and sauna centre next to Tallinn Airport and the future Rail Baltica railway terminal. The 4,500-square-metre Ülemiste Spa, designed for the whole family and featuring a separate adults-only 18+ area, is scheduled to open in autumn 2028.
The project will be the first spa complex in the southeastern part of Tallinn, and is expected to serve nearly 100,000 people living and working in Ülemiste and the surrounding area, including residents of new apartment buildings planned among the district’s office towers. The spa, with an estimated cost of around €10 million, will be built approximately a 15-minute walk from the large Ülemiste shopping centre, on the same city block where Tallinn’s first sauna festival was held last week.
“Thanks to its location and growing community, Ülemiste City is the ideal place for a new-generation spa complex. We intend to bring nearly 20 years of experience along with solutions from around the world that combine relaxation, health and entertainment,” said Kalle Kuusik, a member of the board of SPA Tours OÜ.
At the same time, SPA Tours is also developing the first spa and sauna centre for Tallinn’s eastern district in Lasnamäe. According to Kuusik, that project has a similar budget to the newly announced Ülemiste Spa, but the two developments are intended to complement rather than compete with each other.
“A high-quality spa is a service our community has been waiting for for a long time. Offices and the life around them are no longer confined to the workplace itself: for us, a campus means a conference centre, short-stay apartments, restaurants, sports facilities, and soon also a spa,” said Sten Pärnits, who heads the Ülemiste property development company.
Today, nearly 400 companies operate within the 30-hectare Ülemiste City business campus. The area provides a working, educational, and service environment for around 18,000 people, and is planned to include residential development in the future. The combined annual turnover of the campus and its resident companies is approximately €3 billion.
